Listed Building Consent

Listing provides an additional level of protection.  This is in the form of special planning procedure known as Listed Building Consent.  Before a listed building can be altered, extended or demolished, consent must be obtained from the local planning authority.  This will normally be granted only if it is demonstrated that the work will not be detrimental to the character of the building.  The Conservation Team would be happy to advise on any proposal to any listed building in the County and it is recommended that they be contacted as early as possible. It is also recommended that before submitting a formal application that advice is sought from an experienced architect or surveyor.

The Conservation Team hold an up to date database of all listed buildings within the County and can normally advise over the telephone if a building is listed or not.  If in doubt, please ask because there are heavy penalties for carrying out unauthorised work to a listed building.

Listed Building Consent is entirely separate from planning permission and Building Regulation approval.  The Conservation Team will be able to assist in directing queries to other Council officers where necessary.
