For what type of work will I require Building Regulation Consent?
Most building operations - ranging from small domestic alterations and extensions to large commercial and industrial projects - will need consent. Unless you are intending to build a small porch or conservatory extension or a small detached garage, it is likely that permission will be required. How do I apply and what will it cost?
To obtain Building Regulations consent, you should follow one of the following procedures:- (i) Submit a Full Plans application - you will need to give us detailed plans of the work, together with the relevant form and the 'plan' charge (a separate scheme of charges is available from the Building Control offices). When you start work on site and the Officer has made his first inspection, you will be sent an invoice for a one-off 'inspection charge', which covers all subsequent inspections. (ii) Submit a Building Notice - simply complete the relevant form and send it to us together with a block plan and the 'Building Notice charge' (which is equal to a combination of the Full Plans and inspection charges). A Building Notice cannot be used when the work relates to Offices, shops, factories or hotels/boarding houses. Otherwise, both procedures have equal legal status and they ultimately cost the same. When can I start the work?
At least two days after submitting your Building Notice or Full Plans application.
How long will it be before my Full Plans application is approved? This is not an easy question to answer, because it depends on so many factors such as the workload of the office at the time you give your application and the quality and accuracy of your plans. However, the Council are legally obliged to make a decision within 5 weeks from deposit date, or 2 months, if you so agree.
When do Building Control inspect the work?
After starting work on site, you must notify the Building Control office at the following stages (where relevant): Commencement of Work Excavation for foundations Foundations Damp Proof Course Materials laid over the site (floors) Drains Drain test Occupation of building Completion of building work. An additional pre-first inspection is requested in the case of Building Notices. If you prefer, you may notify us verbally and an inspection will usually be made on the same day.
Are there different regulations for different areas of the County?
No, the regulations are the same throughout England and Wales. Interpretation of the regulations can, however, vary slightly from area to area.
What does a Building Control Officer do?
Mainly, Building Control Officers check Building Regulation applications and inspect site works at certain stages. In Denbighshire, Building Control Officers deal with additional matters such as dangerous structures, enforcement, demolition notices and advising other departments of the Council on construction matters.
