New Home Warranty Scheme
For the first time, Denbighshire County Council Building Control, through its representative body “LABC” (Local Authority Building Control), can provide a high quality new home warranty alongside its statutory Building Control function. The LABC New Home Warranty consists of 3 specific products:

  •   Speculatively built residential housing
  •   Social Housing
  •   Self Build

The LABC New Home Warranty is administered by MD Insurance Services Limited, who are regulated by the Financial Services Authority (FSA), who have nearly 10 years of experience in managing and running specialist Latent Defects facilities, and have provided warranties to over £16 billion of developments throughout the UK and Ireland.

Denbighshire Building Control, through LABC, is dedicated to maintaining the highest standards in building design and construction and is a publicly accountable, independent Building Control provider. Our aim is to assist you in producing high quality buildings which meet the requirements of the Building Regulations whilst keeping your costs to a minimum.

LABC, acknowledged as the UK’s leading national building control service, are committed to maintaining the highest standards of safety in the built environment. We have a wealth of experience in assisting in the design process and inspecting building work on site. With a national network of 4000 professional personnel, LABC offers a combination of hands on experience, local knowledge and technical expertise.

LABC New Home Warranty

This caters for speculative developers and builders covering conversions, new build and mixed use developments. The product recognises and rewards quality projects with competitive premiums and market-leading terms.  Service and support is fast and seamless because of MDIS’s experienced, dedicated customer service team.

Technical audits are provided by a national network of Surveyors. All our Surveyors have a wealth of practical experience, and an in-depth understanding of the building industry. They have expertise in a wide variety of construction methods, so whether it’s the conversion of a listed building, or the construction of a high-rise apartment block, you can rest assured you’ll receive expert advice and guidance.

LABC Social Housing Warranty

Housing Associations can benefit from the security offered by a flexible, high quality warranty, ensuring that houses are built to the highest possible standards.

A competitive tailored solution covering shared-ownership, rented or key worker accommodation projects. Quality is rewarded with the same advantages given to speculative developers.  Cover can be provided for either a 10 or 12 year period.

LABC Self-Build Warranty

Undertaking a self build project can be stressful at the best of times, without the worry of potential defects which could occur both during and following the construction of your new home.

The LABC Self Build Warranty has been designed specifically for individuals building their own homes and applies to both new build and conversions. The cover relies on a series of key stage inspections, carried out by a fully qualified Site Audit Surveyor.

Your Site Audit Surveyor will carry out a comprehensive risk assessment, to ensure the property is built to the required standard. You will be kept fully informed throughout the assessment and alerted of any delays, should they arise.
