We can give you pre-application advice on different types of development. Click on a type of application below to find out which developments would go under that application and get more information.  

Householder applications

Proposed developments such as extensions/alterations to a single dwelling or flat, including works within the boundary/curtilage of a dwelling would be included in a householder application.

More information

Our planning staff cannot give advice on the need for planning permission for householder development. In some cases you may not need planning permission, this is called permitted development. Find out more about permitted development (external website).

You can find out if your property is Listed, is within a Conservation Area or an Area of Outstanding Natural Beauty through the My property page.

If you would like to be certain that planning permission is not required, you can apply for a Lawful Development Certificate (LDC). Find out more, including how to apply for an LDC (external website). There is a charge for this and you should get advice from a planning agent as scaled plans will be required.

To arrange this service you will need to complete a pre-application advice form and send it to planning@denbighshire.gov.uk or post it to PO Box 62, Ruthin, LL15 9AZ and also make a payment. Please make sure that you provide all the additional documents requested when you send your form.

How to pay

The fee should be submitted with your application and can be paid by the following methods:

  • Credit/debit card by phoning 01824 706727 (9am to 5pm, Monday to Friday)
  • Cheque made payable to ‘Denbighshire County Council’ posted to PO Box 62, Ruthin, LL15 9AZ 

What happens after requesting advice

We will send you a letter within 5 working days to let you know that we’ve received your form. If you have not sent the correct payment or required information then we’ll contact you and explain what you need to do.

If we have had all the information we need, we aim to provide written advice within 21 days.

As a minimum, applicants for householder developments should expect to receive the following information within their written response:

  • The relevant planning history of the site
  • The relevant development plan policies against which the development proposal will be assessed
  • Relevant supplementary planning guidance (i.e. design, conservation etc.)
  • Any other material planning considerations
  • An initial assessment of the proposed development, based on the information above.

For all other development proposals, applicants should receive all the information outlined above, as well as whether any Section 106 or Community Infrastructure Levy contributions are likely to be sought and an indication of the scope and amount of these contributions.

Confidentiality of information

Confidentiality of information related to pre-application discussions may be subject to requests under the Freedom of Information Act 2000 and the Environmental Information Regulations 2004.

The Act and the Regulations provide for some exemptions from the need to disclose commercially sensitive information and in cases where applicants consider that specific information is exempt from the requirements of the Act or the Regulations, the justification for their position should be provided to the Local Planning Authority (LPA) at the time of the submission of your request for pre-planning application advice.
